Any new news from Las Vegas?

I'm wondering if anyone is having issues with their AC units, water heaters or plastic tubing?    Or more so health issues.   We new a few people with upper respiratory issues who were living in homes with toxic drywall.

I'm waiting for Las Vegas to come to terms with what is happening but due to the lack of humidity the types of issues you are seeing in Florida are taking longer to reveal as true issues.

Did you see the payout for the home owners who stuck out the lawsuit?   A couple thousand dollars while the lawyers walked away with millions.   What a shame.    I know we are not alone by choosing to walk away but the folks who stuck it out should have gotten their houses fixed plus pain and suffering.   Just saying.    Bullshit.

We didn't for the first couple of years other than more migraines and sinus infections.   Your doctor won't catch these symptoms so it is up to you.

  • Do you eyes burn?
  • Does your home smell like rotten eggs like a gas leak but here is no gas leak?
  • Migraines?
  • Rashes?
These are just a few symptoms you might come across.   We do hope you never experience what we did.

Toxic Drywall Bank Own Properties Resold for Pennies - What happens next?

You may or may not know banks do not have to disclosure toxic houses to potential buyers.  In fact, in Nevada you have to sign a waiver for the normal disclosure form.

So what happens when a investor purchases a home for pennies on the dollar that has toxic drywall?

Nothing. 

The investor will put as little money as possible into the home to get it rent ready without disclosing anything to the potential renter.

What will happen to unsuspecting renters who rent 6225 Red Pine Court after a few months or longer?  Will they get sick?

Who is responsible?

All good questions, with no good answers.

Disclosure

I wonder if anyone disclosed that there was toxic drywall in 6225 Red Pine Court?

We know the banks selling homes in Nevada do not have to disclose anything in fact they have the buyers sign a NSR 113 waiver to that fact.

Do the new owners know that the drywall in the house caused us to be sick for over six years?

Probably Not.

Toxic Drywall = Life Disaster

What happens when you get so sick from living in a toxic house for 6 + years until one person cannot work causing a serious drop in income.   Then the 2nd person gets sick and they are self employed and pay over $500 month for health insurance.  Suddenly, the cannot afford health insurance so the get sicker.

To mitigate their exposure we moved into the one room that has more ventilation, the garage.  During the Summer they are exposed to heat over 100 degrees.  When Halloween came around temperatures dropped below 25 degrees so sleeping in the garage became unbearable.

The bottom line is there is no way to mitigate your risk of exposure because the toxic fumes are everywhere in the structure.  The only solution is to leave.

Will the bank who auctioned off the home disclose there is toxic drywall?

? - Probably Not because they will make you sign a waiver and are exempt because they never lived in the home.

Will the new owners patch the destructive testing holes in the wall with new drywall then resell it for a profit.

Will the new owners know they are living in a house that will make them sick?

?

These questions need to be answered because if an investor buys the home cheap and patches the destructive testing holes with no regard for a future buyer or tenant.  Look out.

Home is for rent

Beware of Toxic Homes and Condos for rent or sale.

Once you move in you may smell rotten eggs like a gas leak we did and the gas company didn't find any leaks.

If you wear gold jewelry your fingers will turn black.

You may start to get chronic sinus infections and headaches from the invisible fumes from the drywall and studs.

Look up toxic drywall fort Bragg for more horrific stories of families who encountered toxic drywall.

Due diligence on any rehab for toxic mold or drywall before signing any documents.

Ask your Real Estate Agent or Broker - if they know about it and do not disclose it and you are affected they may be liable. NRS 113

6225 Red Pine Court, Las Vegas NV 89130 - Soon to hit the market.

Coming soon this property will be back on the market.  It has been purchased by a LLC who will probably patch the destructive testing where the experts were looking for a manufacture of the drywall.

Incidentally, they tested the drywall, TWICE and found toxic drywall and the water in the house was turning orange with sulfur levels off the charts.

When the house is listed on the market we will be notifying the selling agent and their broker that the house has toxic drywall and they will be forced to disclose this info to the buyers.  If they don't they could lose their license.

Beware Buyers - unless this property has been stripped to the studs and repaired according to the guidelines set for toxic drywall you are at risk.

Waiting for the commercials to start in 10 years.

10 years from now there will be commercials spreading through the media airwaves stating, "If you owned a home between 2001 and 2007 and had the following medical issues..." you could be a victim of toxic drywall.  Call now to join a nationwide class action lawsuit"

Of course the lawyers will make hundreds of millions and the plaintiffs will get a $1000 check for joining the case.

After 10 years, there will be enough sick people to have studies done even though OSHA has guidelines on being exposed to these chemicals as laws in effect.  The difference is commercial and residential.   The fact that you have to wear protective gear in a commercial environment and that does not translate into no gear exposure in residential environment baffles me.

Seriously, our exposure was so high we had blood tests done and they were abnormal.

Lennar says they didn't use any imported drywall

Lennar says they didn't use any imported drywall but that is not true.  We have a Lennar Home built in 2004 when they were short of building supplies and raised the prices of upgrades during this period because of the "Shortage of Materials" they said and we have Mexican, Canadian and Unmarked or Blank Drywall in our home that tested positive for "Chinese or Toxic Drywall" by an independant 3rd party.
